The role our high streets and shopping centres play is evolving. We see this as a once in a generation opportunity to re-shape these spaces that work for everyone. Our services can be targeted on a specific stage of a project or town centre, or throughout its entire lifecycle. We look at opportunities to transform and repurpose redundant spaces to create sustainable environments that align with the wants and needs of local communities as well as delivering returns to investors.

We help investors understand what the structural change taking place in market means for them. With specialist retail knowledge and a track record of performance improvement, we identify the best opportunities to deliver growth.


We provide prospective investors with expansive, data led stock screening to find the retail anchored places that meet their criteria. We work with existing owners to deliver the most effective routes to value – from occupier relationships to full financial management, wider regeneration alignment and exit options. We deliver this in a way that’s mindful of your internal reporting, performance and governance structures.


We work with lenders when an asset is experiencing distress or a borrower has fallen into administration. We understand that for our lender clients, asset ownership is not a part of planned business activity.


Our goal is to recover value as quickly and effectively as possible. We can drive your agenda in a supervisory asset management role to oversee your borrower’s existing operation and provide administrator reporting. We give you a continual assessment of exit options and values, and work with local stakeholders to create viable, sustainable investment potential.

We partner with local authorities and public sector bodies looking to safeguard the regeneration of their towns. We understand the responsibilities our Local Authority clients have to their communities, and the wider social impact of creating and delivering the right masterplan.


We’re working with many of our local authority clients to repurpose redundant retail space, and help local public sector spend sustainably double as local public sector income. Using our investment expertise and contacts, we secure additional funding though investors with aligned objectives. We can help negotiate these partnerships, clearly outline commercial implications and maintain a balance of control.

We currently manage 18 retail-led schemes across the UK, with over 90% providing essential amenity for their communities. We look at the performance of each asset from every angle – from targeted transition plans for distressed assets to aligning with local regeneration strategies.

High impact leasing strategy and cinema development delivering immediate change

Houndshill Shopping Centre, Blackpool

Since winning the asset management mandate via an open procurement process, Ellandi has secured Frasers Group to re-anchor a former Debenhams Unit and agreed a further 26 leasing transactions. The development of one of the UK’s largest IMAX cinemas is currently underway, with the new F&B-led strategy for Victoria Street framing the vision for Houndshill as the best retail provision in Blackpool.

Driving vitality across a shopping centre and retail park asset

Bloomfield Shopping Centre, Bangor

Bloomfield is a unique asset comprising both a 418,000 sq ft shopping centre and retail park. In challenging market conditions Ellandi has continued to enhance both elements of the asset, securing new anchor tenants such Next and TK Maxx as tenants for the shopping centre along with JD Sports & Superdrug, whilst also securing B & M and Sports Direct for the retail park. In addition to this this we have created further value by building new drivethru restaurants for Starbucks and Tim Horton.

Collaboration with a local authority to relocate Primark, enhancing the whole city

The Broadway Shopping Centre, Bradford

The centre was acquired in 2021 as part of a non-performing loan portfolio, with a vacant Debenhams and rising vacancy levels. Through engagement and management of major city centre stakeholders, a tripartite deal with Bradford City Council and Primark secured the retailer as a replacement for the vacant Debenhams, which is being redeveloped to provide a Primark anchor store. The release of Primark from their existing location has unlocked the redevelopment and regeneration of the adjacent shopping centre, condensing the city's retail provision into The Broadway. In 2022 alone we secured additional lettings to Santander, Jack Jones, Lids, Skechers, Ramsdens, and Muffin Break, all of which are new brands to the centre.

Our investment team delivers specialist retail advice in a market with broad perceptions of sector risk. We focus on viability and sustainability as core potential and use our asset management expertise to understand realistic prospects for growing value. We support our clients throughout the entire investment lifecycle, whether they are looking to build their portfolio or reduce their exposure to retail-led assets.

Our Investment stories...

Asset enhancement and asset disposals to maximise recovery for lenders

Parkgate Shopping Centre, Rotherham

Appointed in 2021 by a consortium of lenders on a consensual basis, Ellandi’s pro-active approach to retail parks has resulted in 25 transactions completing in the 24 months of Ellandi’s management, including new leases to Wren Kitchens, Popeyes (first drive-thru in the UK), Deichmann, Poundstretcher and Poundland. The new letting to Poundland was enabled by negotiating the surrender of M&S’s Lease, which had been vacant since 2019. In addition to this, the 50,000 sq ft unit previously occupied by Millets, vacant since 2018, was successfully sold to Frasers group for a new Flannels, Everlast Gym and Sports Direct. These transactions have helped to re-base rents on the park and led to a successful marketing process of the asset, which is currently under offer on behalf of the lenders.

Asset stabilisation, followed by active asset management and refurbishment       

Midsummer Place, Milton Keynes

Appointed to a former intu asset to initially stabilise the management and cashflows. We are now undertaking an ambitious programme of investment and asset management strategy. Having delivered a new F&B anchored core in Spring 2023, next steps are replacement of the department store anchor and new flagship stores for complementary global brands.

Transforming a failing shopping centre into a mixed use community

Princes Mead Shopping Centre, Farnborough

We’re excited to have been selected by Sovereign Housing to deliver a vacant possession strategy and detailed planning consent for one of the first developments of its kind in the UK. The proposed scheme includes redevelopment of the shopping centre element only, leaving the two newer retail warehouses and The Mead block in situ. It is intended that the new development would provide c.350 residential units in addition to 35,000 sq ft of ground floor retail and commercial space.  Social impact, sustainable design and inclusivity drive our strategy.

Re-anchoring a town centre with culture, health and education

The Strand, Bootle

Ellandi is working in close partnership with Sefton Council to deliver an aspirational vision for Bootle. Following a successful levelling up funding bid, our team is supporting the town's evolution and redefining its purpose in the community through introducing a variety of cultural hotspots, educational facilities and health services. Immediate focuses include co-locating community services and traditional retail, as well as a redefined public realm and canal-side amenity.

A Healthy Living Centre at the heart of one of the South East’s most dynamic regeneration projects

The Pentagon Shopping Centre, Chatham

We are working with Medway Council, having secured Future High Street Funding and a contribution from NHS England, to deliver a 40,000 sq ft Healthy Living Centre replacing an obsolete first floor. This facility will substantially improve health outcomes for the Chatham community and drive an extra million visitors to the centre, bringing an estimated £28m of additional spend into the town.
